The Madness Cricket Club is organising a new adventure!

Lasting from 10 days to 3 weeks, this adventure will be a cross between a “Top Gear” style race on Tuk Tuks, quad bikes, speedboats, kayaks, and bicycles, with elements of  “MasterChef” and “Tomb Raider” thrown in!

We will, of course, be raising money for Cancer Research.

The whole event takes 21 days, though there are two 10-day legs, in case you have limited holiday allowances at your disposal.

Highlights of his presentation include the following:

  • In Africa, Hotels have outperformed all other property class investments over the last two years in 50% of all countries tracked
  • 75% of all African countries saw growth in hotel values over the last two years, with an average growth of 6.4%
  • In the last 8 years, 10 countries have seen hotel values grow by 8% per annum or greater
  • There is a huge shortage of supply across the continent. In the world’s most mature market we have around 7,500 branded bedrooms per million people, in Africa it is only 135, including 45 in west Africa, 44 in east Africa and less than 120 in southern Africa if we exclude South Africa.

The African Hotel Report 2017 to be launched at the African Hotel Investment Forum in October 2017 in Kigali

David Harper FRICS, the Head of Property Services for Hotel Partners Africa, the leading hospitality consultants for sub-Saharan Africa has announced that the African Hotel Report 2017 will be launched at AHIF in October 2017.

This biennial publication is the most comprehensive report published regarding the hotel market in Africa, covering 44 countries. It analyses how hotel values have changed across the continent, as well as reporting on key trends.

The highlights of the report are:
• 75% of all countries have seen increases in value of hotels over the last two years
• The average growth in hotel values across the continent over the last two years was 6.4%
• 50% of all countries saw hotel values increase at a greater rate than all other property classes
• Africa still has a shortage of branded bedrooms with only 134 bedrooms per million people, compared with 4,325 per million across the Americas, or 2,533 across Europe
• The countries with the highest average hotel values were the Seychelles, Mauritius, Nigeria, Ghana and Angola
• 10 countries showed average growth of 8% or greater per year over the last 8 years
• Countries with the top annual growth in hotel values were Mauritius (12.1%), Cote d’Ivoire (12.0%), DRC (10.2%), Botswana (9.8%), Tanzania (9.2%) and Rwanda (8.8%)

The key trends identified in the marketplace are:
• The rise of boutique hotels in more established locations
• An increase in limited service hotels
• An increase in serviced apartments and long stay accommodation
• An increase in African hotel brands
• An increase in decentralised hotels (away from the capital city)
• An increasing “over-performance” by branded hotels in non-established locations

The report, which has a recommended retail price of $1,495 will be available at no cost to delegates of the African Hotel Investment Forum, where David Harper will be speaking on security issues and how they impact on the hospitality industry.

“This report shows that the hotel industry in Africa is still a very good investment, despite the cyclical nature of the property market. However, good advice is vital to help ensure you make the most of this very promising investment opportunity and avoid some of the potential pitfalls that can ensnare the less experienced hotel investor” says David.

David Harper talks about the Rise of the Boutique Hotel across Africa.

The Rise of Boutique Hotels in Africa
Across the world there has been a noticeable trend in the hotel market, where customers are being more adventurous when selecting hotel accommodation, leading to rise in “experience travellers” and indeed, to the rise of the boutique hotel. The concept is often credited to Ian Schrager, and was a direct response to the perceived impersonal nature of larger branded hotels and consolidation in the industry was leading to fewer brands to choose from.

Boutique hotels have been credited with increasing performance, commanding higher ADRs, having stronger demand during periods of economic downturns, as well as typically generating higher profit margins.

The first generation of boutique hotels had many similar characteristics. They were often housed in historical buildings a few blocks from the perceived centre of the hotel business in a strong hotel city. In recent years, such hotels have mainly been built as “new-builds”, without the charm of antiquity, previously associated with that market segment. Indeed, they have thrived because of their modernity, fashionableness, style and technological equipment.

Demand for such hotels tended to be concentrated on the more established markets, for example New York, London, Miami or Paris, but recently we have started to notice a clear trend to provide such hotels in various African locations. Growth of groups such as Latitude and City Blue show that there is demand in the market place for quality hotels that do not always follow the traditional blue print for hotel development.

The base business model of Latitude has been to develop a superior product on a smaller scale than most hoteliers would consider, but to hedge the risk by combining it with other compatible property uses, like serviced offices and private members clubs.

Nick Brown, the CEO of Latitude Hotels explained their success. “Firstly, we identified the missing segment within each local market, the area where demand was not being catered for. Then all we needed to do was to ensure we provided the type of experience required, through excellent customer service. Never ever forget the strength of a smile from a receptionist, waiter, or house keeper in our business”.
Vernon Page, the CFO of City Blue said “At City Blue Hotels we have always been true to our primary driving force, which is careful selection of locations. We adapt the size, quality and non-accommodation facilities, depending on local demand, but we never compromise on the quality of the actual location”.

At Hotel Partners Africa we anticipate that more of these city-based Boutique hotels will be developed, although it will take good management to ensure that they are successful. One of the key reasons branded hotels have traditionally been more successful than non-branded hotels in Africa has been the quality of management. These new “boutique chains” are showing the all the professional management skills of the larger brands, but applying it on an “individual basis”, making their business model a success. However, our worry is that some of the potential new entrants will not have the base management skills in place to ensure their schemes have the same level of success.

Hotel Spec, one of the founding members of Hotel Partners Africa, announced today the group’s expansion into the Americas region, with the opening of its new offices in Florida, USA. Mark Martinovic has been appointed President and CEO of Hotel Spec International Inc. which will commence operations in North and South America from October 2016.
